JOB SUMMARY 

The Account Manager is responsible for the day-to-day management of a commercial landscape maintenance portfolio generating $1.5–$2M in annual general service revenue. This is a client-facing role with full accountability for customer retention, landscape quality, P&L performance, and enhancement sales across an assigned property portfolio. The Account Manager serves as the primary point of contact for all clients in the portfolio and works closely with production management and field operations to ensure contractual obligations are met and service standards are consistently upheld.

The ideal candidate is an experienced commercial landscape professional with demonstrated success in client relationship management, quality oversight, and financial performance. This role requires someone equally comfortable in a boardroom presenting to a property manager and on a job site conducting a quality inspection.

 

KEY RESPONSIBILITIES & ACCOUNTABILITIES 

Client Relationship Management

  • Serve as the primary point of contact for all clients within the assigned portfolio. Maintain regular, proactive communication with property managers, HOA board members, facility directors, and other client stakeholders.

  • Conduct scheduled property visits and quality walks with clients at a frequency appropriate to contract size and client expectations. Document findings, address concerns, and follow up to confirm resolution.

  • Lead contract renewal negotiations. Identify renewal risks early, develop retention strategies, and ensure renewal timelines are met. Deliver renewal proposals and present pricing adjustments professionally.

  • Respond to client inquiries, complaints, and service requests in a timely and professional manner. Own issue resolution end-to-end and communicate outcomes clearly to the client.

  • Identify and develop opportunities to expand services within the existing client base, including enhancement projects, additional service lines, and contract scope expansions.

  • Represent Cherrylake professionally in all client interactions, HOA meetings, and site visits. Uphold service standards that reflect the company’s reputation in the market.

Landscape Quality + Horticulture

  • Conduct regular property quality audits using Aspire across the portfolio. Evaluate turf health, plant material condition, pruning and edging standards, irrigation performance, and overall site appearance against contract specifications and Cherrylake quality standards.

  • Document quality deficiencies, assign corrective actions, and track completion using Aspire. Follow up to verify that corrections meet standard before closing.

  • Maintain working knowledge of ornamental horticulture, turf management, and plant health relevant to Central Florida conditions. Identify pest and disease issues, recommend appropriate interventions, and coordinate treatment with the production team.

  • Provide horticultural guidance to clients on seasonal plant material, turf programs, bed renovation, and landscape improvement opportunities. Position Cherrylake as the trusted horticultural advisor for the portfolio.

Water Management

  • Monitor irrigation system performance across the portfolio. Coordinate irrigation audits, system checks, and adjustments with the assigned irrigation technician. Ensure irrigation programs are aligned with current water restrictions, seasonal conditions, and efficiency targets.

  • Review water consumption data where available. Identify properties with performance outside expected parameters and coordinate appropriate response.

  • Advise clients on water efficiency improvements, system upgrades, and best practices for reducing consumption without compromising landscape health.

  • Ensure all Cherrylake-managed irrigation systems are maintained in compliance with applicable regulatory requirements and client expectations.

Field Operations Oversight

  • Coordinate with the production manager and crew leads to ensure service schedules are executed on time and to standard. Provide field direction on service priorities, client-specific expectations, and quality requirements.

  • Communicate property-specific information, client preferences, and schedule changes using Aspire to production and field staff clearly and in advance. Ensure crews have the information they need to deliver consistently.

  • Participate in pre-season and mid-season planning to ensure appropriate labor, equipment, and material resources are allocated across the portfolio.

  • Conduct site visits during active service when necessary to assess quality in real time and provide on-the-spot direction to field teams.

P&L Management + Financial Performance

  • Own the P&L for the assigned portfolio through gross margin. Track revenue, direct labor, materials, subcontractor costs, and equipment allocations against budget on a monthly basis. Understand and explain variances.

  • Manage contract scope diligently. Identify and process change orders for work performed outside the base contract scope. Protect revenue and margin through accurate scope documentation and timely billing.

  • Monitor labor productivity and direct cost performance in coordination with the production manager. Identify cost overruns early and implement corrective measures.

  • Ensure accurate and timely invoicing for all general service work, enhancement projects, and additional services. Follow up on overdue accounts in coordination with the billing team.

  • Report portfolio P&L performance to the Leadership Team monthly. Present variance analysis, retention outlook, enhancement pipeline, and forward-looking risks or opportunities.

  • Maintain portfolio gross margin at or above division targets. Understand the cost structure of each contract and the levers available to protect or improve margin performance.

Enhancement Sales

  • Develop and manage an active enhancement sales pipeline across the portfolio. Proactively identify opportunities for landscape improvements, seasonal color rotations, bed renovations, irrigation upgrades, tree work, and other add-on services at every client property.

  • Prepare and present enhancement proposals using Aspire. Ensure proposals are accurately estimated, clearly scoped, and appropriately priced to achieve target gross margin.

  • Close enhancement sales through professional presentation and follow-up. Maintain an organized pipeline with up-to-date status on all active proposals.

  • Achieve annual enhancement sales targets as established by the Leadership Team. Track enhancement revenue and gross margin monthly. Report pipeline and closed sales in coordination with the branch financial review.

  • Coordinate approved enhancement projects with the enhancment team from proposal through completion. Ensure project scopes are clearly communicated, scheduled, and executed to standard.

  • Follow up with clients after enhancement completion to confirm satisfaction and identify next opportunities.


QUALIFICATIONS 

Required

  • 3–5 years of experience in commercial landscape account management, operations management, or a related field
  • Demonstrated success managing client relationships in a commercial landscape or property services environment
  • Working knowledge of landscape horticulture, turf management, and ornamental plant care relevant to Central Florida climate and conditions
  • Familiarity with irrigation systems and basic water management principles
  • Experience managing P&L, budgets, or financial performance in a field services environment
  • Demonstrated enhancement sales experience, including proposal preparation, client presentation, and pipeline management
  • Proficiency with Microsoft Office and willingness to learn Aspire landscape management software
  • Valid Florida driver’s license with a clean driving record
  • Strong written and verbal communication skills; professional presence in client-facing situations
  • Ability to manage multiple priorities, work independently, and consistently follow through on commitments

  • Bachelor’s degree in horticulture, landscape management, business, or a related field
  • Florida Certified Horticulturist (FCH) or Certified Landscape Professional (CLP) designation
  • Florida Restricted-Use Pesticide License (Ornamental + Turf category)
  • Irrigation Association certification or equivalent irrigation training
  • Experience with Aspire, ServiceTitan, or similar landscape management platforms
  • Bilingual (English/Spanish) — strongly preferred for effective communication with field teams
  • Familiarity with HOA community landscape standards and governance processes
  • FNGLA or equivalent professional association membership

HOURS OF WORK 

This is a full-time position. Days and hours of work will be Monday thru Friday start and end times vary depending on organizational needs.
